There is no doubt that since the pandemic we have seen many business comes and go in the Hudson Valley. Fortunately, it seems when one closes another is ready to open in its place but it sure can take a while for some buildings to come to life again.

I spend a lot of time in New Paltz but I will admit almost none of that time is spent at or listening to planning board meetings. I have watched a few online but not recently so a few of the buildings in this article may have a solid plan in front of a board waiting on a decision but for the moment they are vacant.

A Church and A Restaurant for Sale in New Paltz, NY

This past week when I was driving through town I noticed two more buildings with for sale or lease signs on them. Apparently, the old Barnaby's Restaurant building which became the Goodwill Church is for sale on Route 32 and so is 46 Main Street the former home of A Tavola Trattoria.

I didn't find a listing for the Goodwill Church however LoopNet who is known for listing commercial properties did have a listing for the A Tavola building. It appears to come with everything you would need to re-open a restaurant for $700,000, not too bad for a main street location in New Paltz.

Reason For Empty Buildings on Main Street in New Paltz, New York

There are a few other buildings that remain empty on or near Main Street in New Paltz. Each of them has a story and depending on who you ask you will get a variety of answers. If you are truly curious most of what you need to know is available at the New Paltz Town or Village Hall.

What I can tell you is many of these buildings had plans in progress but for one reason or another, they are stuck in limbo. For example, There were a bunch of places that people wanted to open as cannabis dispensaries but at the moment New York State is holding up the licensing process. This past week the governor of New York Kathy Hochul launched a probe into the Office of Cannabis Management to figure out the problem with licensing which was expected to have happened by now.

Empty Business on Main Street in New Paltz

So what all these places have in common is they are currently empty businesses. These are the places I am keeping my eye on. Most of them have had progress being made to open them again as a business that will add to the community fabric that is New Paltz but for now, they are in limbo and seem to have been for a while now.

51 Main Street New Paltz, New York

According to Google Street View, it has been under construction since at least 2015. Lately, it seems work has begun again on the building.

29 Main Street New Paltz, New York

This Wells Fargo Bank location was closed during the pandemic and was once the New Paltz Savings Bank. It is empty waiting on its next business which I think would make an awesome restaurant similar to the Vault in Beacon, New York.

184 Main Street New Paltz, New York

Empty since at least 2018 this former Jack in the Box and one-time popular coffee and cupcake shop is still empty waiting for its next opportunity which at one time was a boutique Hotel. I am not sure if that is still the plan.

There are other buildings in New Paltz that are also awaiting their new business. The old Stewart's Shop is close to having a new business call it home. And the old Groovy Blueberry has activity inside this week so that may have a new business soon as well. I'll keep my eye out.
